Government-issued photo ID (drivers license, U.S. passport, or work visa and passport for non-U.S. citizens)
Employment verification or offer letter dated within the last 30 days stating position, salary, start date, and any bonus information
Two most recent pay stubs
Most recent federal tax return (first two pages only)
Checking and savings account statements dated within the last 30 days showing your name, account number, statement date, and available funds

Self-employed applicants

Business owners, partners, founders, presidents, CEOs, vice presidents, etc.

Government-issued photo ID (drivers license, U.S. passport, or work visa and passport for non-U.S. citizens)
Most recent federal tax return (first two pages only), including Schedule C or K-1 if applicable
CPA letter on company letterhead verifying the accuracy of the tax return
Checking and savings account statements dated within the last 30 days showing your name, account number, statement date, and available funds

Student applicants

Government-issued photo ID (drivers license, U.S. passport, or student visa and passport for non-U.S. citizens)
Checking and savings account statements dated within the last 30 days showing your name, account number, statement date, and available funds

Qualification guidelines

Applications are reviewed based on the following standards.

Applicants

Income is combined. The total annual income of all occupants together must equal at least forty (40) times the monthly rent
Background and credit checks are run for all applicants
There is no minimum credit score

Guarantors

Income is combined. The total annual income of all guarantors together must equal at least eighty (80) times the monthly rent
You may add as many guarantors as needed to meet the requirement
Guarantors submit the same documents as applicants (see step 2)

Pet policy

Pets are not allowed. Assistance animals, including emotional support animals (ESAs), are accommodated in accordance with fair housing law. Please contact the leasing office to make a request.

Required fees

Application fee: $20
Security deposit: Equal to one months rent.
First months rent: Full month due at move-in; credit applied if moving mid-month.
Electric: Billed through Con Edison and varies by usage.

Optional fees

Internet / cable: Optional. Provided by Spectrum and billed separately.
